The parking bays are open for all owners and tenants
No application will be approved by the Management if, as at the date of the said application, there are outstanding maintenance fees, sinking fund, water bill, insurance and quit rent in the maintenance account of the particular unit.
Each owner/tenant is only allowed to apply for season pass upon availibility.
This is on first come first serve basis. One (1) rental bay (reserved, non-reserved or tandem reserved) is strictly for one (1) vehicle only. Any additional parking bay is subject to the approval of the management.
Parking charges are to be paid monthly in advance or by the last day of the previous month. Season Pass is considered to become invalid if no renewal payment is received after three (3) days after month end. The billing will be done on monthly basis.

Car park bays allotted are NOT on permanent basis and all allocation of the bays are at the sole discretion of the management.
All misplaced or lost Touch N Go and RFID must be reported to Encorp Strand Garden Office Management Office immediately. Penalty of RM10 is chargeable.
Management is not responsible or liable in any way whatsoever for any damages, losses or injuries suffered as a result or in any way related to the use of parking bay. Strictly follow the direction of the car park.
The management reserves the right to terminate the season parking from those found to be in breach of any terms and conditions and NO refund will be entertained.
The management reserves the right to alter or ammend any terms and conditions without prior notice and any decisions made by the management is final.
Season parking are not for lorries, tow trucks and heavy vehicles. This parking is strictly for motor vehicles incl. car, van, MPV 4 wheel drive and light vehicle only. All types of heavy commercial vehicles and trucks are prohibited from parking.
No washing of cars are permitted at any parking bays.
Car repairs are not allowed in the car park or in any other part of the building and its compound.
There will be a service tax of 6% at the date determined by management.
Season parking charges will commence on the 1st of every month.
There will NOT be any refunds if the car park is not used in the current month.
All the renewal of season parking must be done by online. Every owner/tenant will get the user name and temporary password for renewal by email. Every users are advised to change to their own password.
Every owner/tenant shall ensure that he does not at all times leave any form of equipment,vehicle, spare parts/components, discarded material,rubbish and litter in the car park.
The management reserves the right to clamp or tow away vehicles if found obstructing the flow of traffic or parked haphazardly within our property or parking at other reserved parking bay. Clamping fee of RM100 will be imposed. If any emergency arise, the management also reserves the right to break into the vehicle if necessary and/or to tow away the vehicle for safety reasons. The costs of any tow charges incurred and the cost of repairs to the vehicle, if any , shall be bourne solely by the offender.
All vehicles within the Building must be driven at a speed not exceeding fifteen (15)km/hour and the manner of driving shall always be cautious and courteous.
Termination of season parking - at least one (1) month notice.
